Yorkhill Housing Association Ltd is a registered property factor (No. PF000220) listed on the Scottish Property Factor Register. We proudly deliver reliable and responsive factoring services to:
- 468 properties we own and manage
- 493 domestic and commercial properties on behalf of owners
Our aim is to maintain all properties to the highest possible standard within available resources. Our office is conveniently located within walking distance of our factored stock and is open Monday to Friday, with evening appointments available on request.

- Our dedicated Factoring Team is responsible for:
- Coordinating common repairs and investment works
- Managing planned and cyclical maintenance programmes
- Preparing tenders, appointing qualified contractors, and monitoring their performance
- Conducting property inspections and estate management
- Arranging block buildings insurance and handling claims
- Issuing factoring invoices and managing payments
- Monitoring arrears and supporting owners with repayment solutions
- Organising and attending owners’ meetings

We carry out day-to-day repairs to common areas reported by customers or identified during inspections. If the cost is below the agreed financial threshold (as outlined in the title deeds or agreed by owners), we will proceed. Examples include door entry systems, locks, and lighting.
Cyclical maintenance programmes are scheduled over fixed periods to prevent disrepair. These may include:
- Gutter cleaning
- Roof inspections
- Painting of common areas
- Some buildings may also require health and safety maintenance such as:
- Fire safety equipment checks
- Water hygiene monitoring
- Lift servicing
As building components age, planned maintenance helps preserve their function and value. We work with owners to develop long-term maintenance strategies tailored to each property.
Major repairs, such as stonework or re-roofing, typically exceed financial thresholds. We consult with owners in detail before proceeding and manage the works on their behalf. An additional administration fee may apply, which will be discussed during the consultation.
We manage regular upkeep of communal areas, including:
- Cleaning of shared spaces
- Landscaping and back court maintenance
- Liaising with electricity suppliers for communal supply issues
We issue common charges invoices twice a year (May and November) and offer various payment options, including monthly direct debits to help with budgeting. If an owner falls into arrears, we follow our arrears procedure and offer access to independent, welfare rights.
